Metal is the right roof for a lot of Charleston homes — coastal exposure, high-wind corridors, steep historic pitches. It's also the roof most easily ruined by a bad install. We use 24-gauge Galvalume, concealed fasteners, and a clip system built to handle 150 mph wind.

24-gauge Galvalume standing seam

Heavier-gauge steel coated with aluminum-zinc to resist salt-air corrosion. Standard panels are 16 inches wide; we cut to fit.

Concealed fasteners

No exposed screws to corrode, back out, or leak. The panel locks into a clip — clean lines, high-wind-rated hold.

High-temp underlayment

Metal heats up. We use a high-temp synthetic underlayment rated for the temperatures metal reaches under Charleston sun.

Custom flashing, fabricated on-site

Chimneys, valleys, dormers, transitions — we bend flashing on-site to fit your home, not stock pieces hammered into place.

Color options that last

Kynar-coated colors that hold their finish for 30+ years without fading. Charleston-appropriate palettes available.

50-year lifespan

Properly installed standing seam outlasts the homeowner. Material warranties are typically lifetime; workmanship is lifetime from us.

Itemized fixed-price quote

Metal jobs are quoted by panel coverage, flashing complexity, and pitch. Every line is itemized. The bottom number is what you pay.

Panels fabricated, install scheduled

Panels are ordered to length so there are no horizontal seams across the field. Install is typically 3–5 days depending on roof size.

Final walkthrough + warranty

We walk every seam and penetration with you, demonstrate the warranty paperwork, and clean up. Magnetic sweep on every metal job too.

Is metal worth the extra cost over asphalt?

On coastal homes, often yes. Metal lasts roughly twice as long, holds up to high wind better, and sheds debris instead of trapping it. The upfront cost is higher, but the lifetime cost can be lower — especially within a mile of the water.

Is metal loud in the rain?

Not when it's installed over solid decking and underlayment, the way we do it. The sound you hear in old barns is metal nailed to open purlins. A residential metal roof over decking is no louder than asphalt.

What's the wind rating?

Properly installed 24-gauge standing seam with our clip system carries a 150 mph uplift rating — well above Charleston's high-wind code requirements.
