Most Charleston-area asphalt shingle replacements run $10,000–$20,000 depending on square footage, pitch, and complexity. Standing seam metal averages $24,000–$45,000. Corrugated metal sits between the two. Every Tiki quote is a single fixed price in writing — wood rot, decking replacement, and new flashing are included up front, never billed later as a change order.
How much does a roof repair cost?
Most Charleston-area roof repairs land between $400 and $1,800. Minor leak repairs and flashing fixes are typically $400–$800. Larger repairs run $900–$1,800. Structural repairs are quoted individually after we open up the affected area. Every repair is a fixed price — no change orders.
Are your roof inspections really free?
Yes. Free, no obligation, and you keep the photo report whether you hire us or not. A Tiki roofer climbs the roof, takes 20–30 photos, checks your attic, and emails you a written assessment within 24 hours.
Do you offer financing on roof replacements?

What's included in a free roof inspection?
A full walk of the roof, a drone pass when wind allows, 20–30 photos covering every slope and penetration, attic check for moisture or daylight, and a written assessment with remaining roof life. Sent to your email within 24 hours.
How fast can you come out for an inspection?
Most Charleston-area inspections are scheduled within 1–3 business days.
Do I need to be home for the inspection?
No. We can inspect, photograph, and write up your roof without you on-site, then walk you through the report by phone or video call. Most homeowners prefer to be there for the final walkthrough — your call.
How long does the inspection take?

Asphalt shingles or metal — which is right for my Charleston home?
Asphalt is the smart choice for most Charleston homes — 25–30 year lifespan, lower upfront cost, faster install. Standing seam metal makes sense on coastal homes near the water, steeper pitches, or historic homes where the roof is highly visible. We walk you through both options and recommend honestly based on your home, not what's in our truck.
What brand of asphalt shingles do you install?
Owens Corning Duration architectural shingles. Hand-driven 6-nail pattern, full synthetic underlayment, ice-and-water shield in valleys, and new flashing on every penetration. Rated for 130 mph wind — code-plus for Charleston's coastal high-wind zone.
What gauge metal do you install?
24-gauge Galvalume standing seam with concealed fasteners on premium installs. 26-gauge corrugated panels on cost-conscious metal jobs. We don't install 29-gauge (the thinner stuff sold by big-box stores) — it dents easily and doesn't justify the install labor.
Do you install architectural shingles or 3-tab?
Architectural only. 3-tab is the cheap builder-grade option you see on older subdivisions — it's thinner, shorter-lived, and not worth the install labor in the Lowcountry. Architectural shingles look better, last longer, and carry stronger wind ratings.
Install process & timing
How long does a roof replacement take?
Most Charleston-area asphalt shingle replacements are completed in a single day. Larger or more complex roofs may take two. Standing seam metal installs typically run 3–5 days depending on roof size and flashing complexity.
Do I need to leave my house during the install?
No. You can stay home, work from home, sleep in your bed. The crew works on the roof — not inside the house. It's louder than a normal day but most homeowners stick around without issue.
What happens to my landscaping, pool, and AC unit?
We protect everything before the tear-off starts. Tarps over landscaping, a pool cover stretched across the water, and plywood over the AC compressor. Magnetic nail sweep across the entire yard, driveway, and street before we leave so nobody picks up a nail in a tire or bare foot.
Do you pull permits?
Yes. Tiki Roofing pulls all required permits and schedules the inspection with the city or county. You don't deal with the permit office — we do.
Wind ratings & coastal construction
How are your roofs rated for high wind?
Asphalt installs are rated for 130 mph wind with our hand-driven 6-nail pattern — code-plus for Charleston's coastal high-wind zone. Standing seam metal with our clip system is rated for 150 mph uplift. Both meet or exceed the building-code standards used along the South Carolina coast.
What makes a roof a 'coastal-grade' install?
Three things: corrosion-resistant fasteners (stainless or hot-dip galvanized), Galvalume flashing instead of plain steel, and high-wind-rated underlayment under the field. Tiki makes all three standard — no upcharge for homes within the salt-air zone.
Why do you only install 24-gauge metal on the coast?
Thinner metal (29-gauge) is more prone to denting, less rigid against uplift, and uses exposed fasteners with rubber gaskets that dry out within 10 years. 24-gauge Galvalume standing seam with concealed fasteners is the right specification for Lowcountry coastal homes.
Warranty & after the install
What warranty comes with my new roof?
Lifetime workmanship warranty on every install, in writing, registered the day we finish. Manufacturer material warranties (typically lifetime on Owens Corning Duration and 30–50 years on metal) apply on top.
Does the warranty transfer if I sell my house?
Yes. Our lifetime workmanship warranty transfers to one subsequent owner. Manufacturer material warranties are usually transferable once as well — we register the transfer paperwork on your behalf.
What if my new roof leaks?
Call us. A workmanship-related leak is covered by the lifetime warranty at no cost. We respond within 24 hours, diagnose the cause, and fix it. Material defects covered by the manufacturer warranty also flow through us — you call one number, we handle the paperwork.
